Unlocking Property Potential: Extensions

In addition to enhancing your enjoyment of a space, extending your property stands as the most effective way to increase the value of your asset. Subject to the property and its location, extensions may include a rooftop room or terrace, side, rear or front alterations, basement dig or even a separate garden room. In London, upwards is sometimes the only way to go!

As well as the all-important design process, for us this often involves a combination of planning permission, listed building consent, certificate of lawfulness, and freeholder approval, depending on the individual situation. As a studio, we are experts in complicated applications and sensitive locations and have a great success track record, even at appeal.

Nearing completion this spring is the replacement of a century-old attic with a new extensive dormer roof, which has injected life into the top floor apartment in a mansion block near the River Thames, making it a fine and unique duplex flat. Extending the bedroom and utility space at the lower level, and opening up the hallway with a new sweeping staircase to the upper floor, results in a light-filled property with almost double its original floor space.

The rooftop extension provides a large new open-plan living area, access via French doors to the outdoor terrace, barbecue and greenery, with views across London. On a smaller scale but still life-changing for the homeowner, we have succeeded in adding a tiny yet very effective sunken sun-terrace into a South London closet-wing roof. Our latest extension project is underway with an approach to RBKC Planning Department for pre-planning advice on the replacement of an attic roof with a new light and airy penthouse extension, in a beautiful and historical part of Chelsea.

The apartment itself has a good proportion but is small, and its roof is in very poor condition with underused attic space. An upwards extension will give this apartment a fresh start, increase value and make it a very desirable property. Early indications are very positive for another success!
